The Association of Real Estate Service Exporters (GİGDER), in collaboration with brand and market research company AGS Global, has published the 21st edition of GİGDEKS, the Housing Sales Index for International Investors. Covering the second quarter of 2026 (April – May – June) and prepared with the participation of GİGDER member companies, the GİGDEKS 21 Report indicates that the Turkish real estate market has entered a period of significant decline in residential property sales to international investors.
In GİGDEKS 21, the base score fell sharply from 169.4 in the previous quarter to 120.3. This marks the lowest level recorded since the first quarter of 2024, when the index stood at 105.7. Likewise, the average residential property sales price for international investors declined significantly from USD 273,635 in the previous quarter to USD 194,262.


According to the survey, 42.9% of GİGDER members stated that they do not expect any significant change in residential property sales to international investors over the next three months. Meanwhile, 33.3% anticipate an increase in sales, while 23.8% expect sales to decline.

Despite the noticeable decline in prices and the overall index, 71.4% of GİGDER members believe that the recent easing of policies affecting international investors—such as residence permit regulations—will continue and lead to lasting improvements. The overwhelming majority of industry representatives view these policy changes as a sign of a long-term strategic shift aimed at encouraging foreign investment in Türkiye's real estate market.
According to the survey, 42.9% of GİGDER members expect the anticipated recovery in sales to international investors to occur within one year. However, one-third of respondents (33.3%) believe that the recovery will take two years or longer, reflecting a cautious outlook across the market. Only 23.8% expect a recovery within the next six months, indicating that the sector anticipates a gradual, medium-term recovery rather than a rapid rebound.
