The 22nd edition of GİGDEKS, the housing sales index for international investors, prepared through a collaboration between the Real Estate Service Exporters Association (GİGDER) and brand and market research company AGS Global, has been published. Covering the third quarter of 2026 (July – August – September) and based on the participation of GİGDER member companies, the GİGDEKS 22 report reveals that sales of real estate to international investors recovered compared to the previous quarter, although the indicators remained below the levels recorded in the same period last year.
According to the GİGDEKS 22 results, the index, which had fallen to 120.3 in the second quarter of 2026, recovered to reach 141.9 points in the third quarter. Nevertheless, the index remained below the level of 156.3 recorded in the third quarter of 2025.
Similarly, the average unit price of homes sold to international investors increased from USD 194,262 in the second quarter to USD 229,182. However, the average sales price did not reach the USD 252,357 recorded in the same period last year.

GİGDER members’ assessments for the next three months indicate that a cautious outlook persists for housing sales to international investors. While 36.8% of respondents expect sales to remain unchanged and an equal 36.8% anticipate a decline, the proportion expecting an increase stood at 26.3%.
The limited proportion of respondents expecting sales to increase indicates that short-term expectations have yet to strengthen, despite the recovery in the sector.

The removal of the requirement for property valuation reports to be prepared by GEDAŞ for real estate transactions carried out for citizenship purposes has been welcomed by industry representatives.
In the survey conducted as part of GİGDEKS 22, 63.2% of respondents stated that the change would have a positive impact on the sector, while 31.6% expected no impact. The proportion anticipating a negative impact remained at 5.3%.
The results indicate an expectation that greater flexibility in valuation processes could improve operational speed and efficiency in sales transactions involving international investors.
The GİGDEKS 22 survey also examined the conditions required to generate renewed strong momentum in Türkiye’s housing market.
A total of 89.5% of respondents identified a reduction in economic uncertainty as a priority. Lower mortgage interest rates were cited by 63.2%, increased purchasing power by 57.9%, and more affordable housing prices by 42.1%. An increase in the supply of new housing was identified as an important condition by 21.1% of respondents.
The results highlight the importance of strengthening economic predictability and improving access to housing in order to achieve a lasting recovery in the market.

GİGDER will continue to monitor trends in real estate sales to international investors and share industry representatives’ expectations with the public through its ongoing research. We look forward to bringing you the next edition, GİGDEKS 23, covering the final quarter of 2026.
